Graciano Corporation performed the demolition and full reconstruction of balconies at Building 3 of the Swallow Hill Condominiums in Pittsburgh. The project addressed structural deficiencies in the existing balconies and ground-floor patios, requiring complete removal and replacement from the foundation up. The scope included new micro-pile foundations, concrete construction, masonry walls, and new wood-framed balcony structures with railings.
The existing balconies and patios at Building 3 were removed in their entirety. Graciano's crews demolished the existing patio slabs, balcony framing, masonry walls with their foundations, and railings, clearing the way for new construction that would address the structural root causes rather than simply repairing deteriorated components.
New micro-pile foundations were installed to support the reconstructed structure, followed by concrete grade beam construction. This approach provided a stable, engineered foundation system appropriate for the site conditions and designed to support the new masonry and framing above for the long term.
New masonry walls were constructed above the concrete grade beams and coated with an elastomeric waterproofing coating to protect against moisture infiltration. Concrete slab-on-grade patios were placed at the ground level, providing durable, low-maintenance surfaces for the condominium residents.
Above the new masonry bases, wood-framed balcony structures and railings were installed, completing the reconstruction. The finished balconies and patios restored usable outdoor space for Building 3 residents while providing a structural system designed for durability.
