The Atlantic Telecom Building at 470 Vanderbilt originally served as a manufacturing facility. After standing vacant for several years, it was acquired and converted into a telecommunications-grade office building equipped with fiber optics and redundant power systems. The repair and restoration of this eight-story, 750,000-square-foot structure was the largest gut rehabilitation project in the United States at the time the work was performed.

Graciano Corporation was selected for the concrete restoration and facade rehabilitation, working under the oversight of facade consultant Super Structures, with interior repair work coordinated by Thornton Tomasetti and overall project management by Structure Tone Inc.

Concrete Removal and Shotcrete Installation

Deteriorated concrete was demolished and removed across the building's facade and structural elements. Graciano crews prepared the substrate and applied shotcrete to restore the concrete surfaces -- matching the profile, finish, and character of the existing facade. The scale of the project demanded precise coordination between the shotcrete crews, waterproofing applicators, and the project management team to maintain the construction schedule on a building of this size.

Waterproofing and Elastomer Coating

Following concrete restoration, a color-matched elastomer coating was applied across the facade. The coating provided waterproofing protection while matching the visual character of the building's exterior. Spall patching was performed on both interior and exterior concrete surfaces, completing the restoration of the structure's envelope before the telecommunications tenant improvements were installed.
